A modern four-bedroom family home could be built in a flood zone, with all its ‘habitable rooms’ located upstairs.
Lucror Estates has applied for planning permission to build a detached two-storey house, classed as ‘market housing’, with parking and landscaping and demolish existing buildings on land behind 1–3 Oakhill Road in Seaview.
The site is in Flood Zone 3a meaning there is a ‘high probability’ of flooding.
A Design, Access and Sustainability Statement from Ascot Design says: “The proposed structure is a two-storey building. Due to the site’s location within a flood zone, the ground floor has been designed to accommodate non-habitable rooms, including a garage, workshop, gym, store, utility room, WC, and cloakroom.
“All habitable rooms — bedrooms, kitchen, dining, and living areas — are located on the first floor. The house is partially embedded into the natural slope of the site and will benefit from a good-sized garden, with potential sea views from the first-floor level.”
