Historic Vectis Hall to be sold at no-reserve auction

Vectis Hall is heading to auction later this month, with no reserve price, as residents fear the loss of the historic building into private hands.

The Melville Street building has been placed into public auction by Ryde Town Council, prompting renewed concern about the future of one of the town’s most recognisable heritage buildings.

The Grade II‑listed hall, built in 1812 and believed to be Ryde’s first free school, will go under the hammer with no reserve price, meaning it will sell to the highest bidder. Although there is no guide price on the Clive Emson website, it is listed with a guide of £5,000 on Zoopla, and residents worry this could see the building sold for a nominal sum, and leave its long‑term future in the hands of private developers.

Vectis Hall has a long history as a community venue and even featured in the 1973 film ‘That’ll Be The Day’, starring Ringo Starr and David Essex, with dance scenes filmed in its main hall.

Despite being derelict, it was purchased in 2020 by Ryde Town Council for £125,000, in pre-auction negotiations, with further public money spent on it since. Despite commitments to restore and protect it for community use, which the council described in 2021 as “incredibly important”, the building has remained empty and fallen into further disrepair.

The building’s condition is now so poor that it is currently covered by a large temporary scaffolding roof to prevent further weather damage. The auction pack notes that the buyer can either purchase the scaffolding or have it removed, which would leave the already fragile structure exposed. Viewings are carried out at prospective purchasers’ own risk.

The situation has raised questions about the Island’s approach to public ownership of heritage buildings. Campaigners fighting to save Ryde Theatre say the fate of Vectis Hall is a stark warning of what can happen, when restoration plans stall or funding fails to materialise.
